RedLock Capital Partners LLC is a strategic relationship between Key Investment Management, LLC (“KIM”), a wholly owned subsidiary of KeyCorp and affiliate of KeyBank National Association (“KeyBank”), and WHI Collective Real Estate LP, a middle-market real estate investment manager (“WHICRE”, and collectively, “RedLock”).
RedLock integrates KeyBank’s institutional real estate platform—focused on middle market origination, underwriting, servicing, and asset management throughout the United States—with WHICRE’s experience in middle-market real estate investment and fund management. The RedLock team is led by real estate industry veterans with decades of experience in originating, structuring, operating, and managing portfolios of real estate credit and equity investments throughout the U.S. through several market cycles.
RedLock’s senior leadership team averages 25 years of experience in real estate investment, asset management, operations, finance, credit, capital markets, and/or fund management.
RedLock Capital Partners LLC is a joint venture operational arrangement used in connection with private fund investment strategies managed by Key Investment Management LLC (“KIM”) and WHI Collective Real Estate LP (“WHICRE”). RedLock Capital Partners LLC is not an investment adviser. KIM and WHICRE serve as the investment advisers of their joint clients intended for eligible investors, subject to the terms of the applicable offering documents and governing agreements.

Dan is responsible for creating and executing the investment strategies for the Investment Manager and Key Investment Management (KIM). Dan is also the Co-Chair of the Board of Managers and is an Investment Committee member of the Investment Manager. Dan is an Executive Vice-President at KeyBank Real Estate Capital and is a member of KeyBank’s Executive Council.
James Orth
Jim is responsible for creating and executing investment strategies and co-leads portfolio management for the Investment Manager. Jim is also the Co-Chair of the Board of Managers and is an Investment Committee member of the Investment Manager and chairs the Management and Investment Committees for WHICRE and its predecessor WHIREP.
Joe DeRoy, Jr.
Joe co-leads portfolio management and is responsible for executing investment strategies and investment origination for the Investment Manager and KIM. Joe is a member of the Board of Managers and Investment Committee for the Investment Manager, is a Senior Vice President at KeyBank, and is the lead business unit member of the loan approval committee for KeyBank’s CMBS investment platform.
Matthew Ruark
Matt leads investment origination through KeyBank’s national credit platform and is a member of the Board of Managers for the Investment Manager. As Senior Vice President and Head of Commercial and Healthcare Mortgage Production in the Real Estate Capital Market Group at KeyBank, Matt oversees teams of mortgage bankers and analysts who work with KeyBank’s corporate real estate offices nationwide to originate debt investment opportunities.
Brad Hannah
Brad is responsible for fund structuring, fund operations, portfolio management, compliance, and investor relations for the Investment Manager. He is also a member of the Board of Managers for the Investment Manager. Brad has been the Chief Operating Officer and Chief Compliance Officer for WHICRE and/or its predecessor WHIREP and is a member of its Management and Investment Committee.
Anthony Bulic
Tony is responsible for fund structuring, accounting, treasury, financial reporting, fund operations, and tax for the Investment Manager and KIM. He is also a member of the Board of Managers for the Investment Manager. Tony is the CMBS Pricing, Hedging and Analytics Manager for the Real Estate Capital group at KeyBank.
